Thank you for choosing to book with Bluebird Cottage. We look forward to welcoming you. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

Contract

When you submit a booking via our website or via an OTA you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking has been paid in full. 

Payment in full is required on booking.  Please note that bookings from persons under 18 years of age cannot be accepted, nor can bookings made where the booker is not staying at the property (ie third party bookings).

Cancellation and Insurance

By making your booking and paying in full, our agreement is a legal contract. 

For bookings made via a Online Travel Agent (OTA)  such as AirBnB, our cancellation policy is per the policy stated on the OTA listing.

For direct bookings, you may cancel free of charge within 24 hours of the booking and you will receive a full refund, less any bank or card charges.   You may also cancel free of charge before 30 days of your arrival date and you will receive a full refund, less any bank or card charges.  Other than in those circumstances,  if you cannot take your holiday for any reason and wish to cancel it we will advertise it and try to re-book it.  However, if  we do not receive an equivaelent booking, you are still liable to pay for the booking in full or for the nights we were unable to re-book.

If we do succeed in re-letting Bluebird Cottage, we will refund your payment to you, less any nights we were unable to re-book, and less any card/bank charges and less a £50 administration fee.

If you need to cancel because you, one of your party or other family members are ill, this is a cancellation by you, and the booking will need to be paid for unless we can re-book it as above.  We advise that you take out separate holiday cancellation insurance to cover this cost.

The number of persons occupying the Property must not exceed the number booked. Bluebird Cottage reserves the right to refuse entry to the entire party if this condition is not observed. We hope that Bluebird Cottage will provide a peaceful and relaxing holiday. Bluebird Cottage reserve the right to decline accommodation to, or expel, any occupier or visitor for conduct, which in our opinion, is detrimental to the property or to the comfort of guests. We reserve the right to access at all times.

Non-availability of Accommodation

We would only cancel your holiday if the Property was unavailable for reasons beyond our control. If this happens, then we would refund all monies paid by you for the holiday, less any card handling/bank  charges. Our liability would not extend beyond this refund.

Bluebird Cottage and its owners cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the Property, its plumbing, heating, electrical services or exceptional weather.

We only supply the Property for domestic and private use.  You agree not to use the Property for any commercial or business purpose.

Prices

The price of the accommodation includes the following:

Linen, hot water, wi-fi, central heating, electricity, towels and kitchen towels are supplied. We also supply a starter pack for the log burner.  We request guests use energy responsibly; e.g. not have the heating on and windows open.  

Bluebird Cottage reserves the right to amend prices accordingly.

Acceptance of Children

We welcome children of all ages.  However, please note we do not have stair gates, cots or highchairs, locked cupboards, plug covers etc and so the property may not be suitable for guests with younger children.

Facilities

All facilities at Bluebird Cottage are strictly reserved for the use of our guests. Guests’ visitors may use the facilities only with the specific approval of Bluebird Cottage. The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedure.

Pets

Well behaved pets are welcomed by prior arrangement. Pets must not be left unattended in Bluebird Cottage and are not allowed on chairs or in bedrooms.  Please bring a throw if you think your dog will go on the furniture.  All dog waste must be collected immediately, bagged and deposited in the outside litterbins.  We reserve the right to refuse admission or request immediate departure to anyone who brings more than the agreed number or size of pets, or anyone who leaves pets unattended. 

You will be liable for any damage caused by pets or parasites introduced by your pets.  The cost of any repair, replacement or extra cleaning will be invoiced separately.

Internet

Internet access is available free of charge.  Neither a minimum speed, unrestricted bandwith nor uninterrupted provision or access can be guaranteed and we will not be liable for any form of compensation or expenses claimed by you in respect of the internet provision or quality of internet connectivity. 

Smoking

Smoking – whether cigarettes or e-cigarettes or  vaping devices – is not permitted in Bluebird Cottage.  You can smoke in the courtyard garden. Please dispose of all cigarette butts responsibily and do not place in the outside bin immediately as there is a risk of fire.  

Candles

We do not allow the use of candles, wax melts or incense within the Property due to the fire risk.

Electric Vehicles 

Unfortunately we cannot allow charging of Electric Vehicles at the Property, as we do not have a dedicated driveway / parking space.  Trailing a power lead from the Property to your vehicle is strictly forbidden, as this is a tripping hazard to pedestrians across the public right way of way and can constitute a fire risk and may invalidate our property insurance. If we become aware of this we reserve the right to cancel the rest of your  booking with immediate effect.  There are a number of public  EV chargers within a very short walk of the cottage.

Arrival

Your accommodation will be available to you from 3pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation.

Please notify us of any problems / defects within the first 24 hours of arrival.  Thereafter you will be deemed to have accepted the condition of the Property.  If you depart voluntarily from the Property before the agreed departure date, no refund shall be given.

Late arrival procedure

Entry is via a keysafe so late arrival should not be a problem, but please be mindful of the fact that the cottage has neighbours.

Departure

Please be ready to leave the Property by 10am on the day of departure, unless otherwise arranged. (We have a limited time to prepare the Property for the next guests and you are asked to respect this).

Damages and Breakages

Please take care when staying in the Property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may charge your Debit/Credit card or send you an invoice for repair or making good if the damage or breakage is significant or careless. You are expected to leave the accommodation and its contents in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse Bluebird Cottage for replacement, repair or extra cleaning costs on demand.

Bluebird Cottage Holiday Cottage Duty of Care:

In the rare event of a breakdown in a particular service or item a repair/replacement shall be found/fitted as soon as we possibly can.  We reserve the right to enter the property at all reasonable times to inspect or carry out repairs deemed necessary.  

Bluebird Cottage cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.

Liability

The client or member of his/her party cannot hold Bluebird Cottage responsible for injury sustained or the loss or damage to any belongings during their stay at Bluebird Cottage. The proprietors accept no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, animals, vehicles or personal effects however caused, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. You must take all necessary steps to protect and safeguard your personal property. 

Lost Property

There is a minimum of £5 postage charge to post any items that you have left behind. Please ensure everything is taken home with you.

Privacy Policy

Any data collected during the course of this booking will be stored on our computer(s).  With your permission we may from time to time contact you about promotions and offers.  We will not share your details with any third party.
